Perhaps the question should be "why not buy now?"... If you watched the weather forecaster on your local news report that the "national average temperature" was going to be "X", would it matter? After all you live in the Seattle -- Pacific Northwest, or you may live in Miami, Maui, Anchorage or Los Angeles, where your "local" temperature is more than likely, much different. Well, the news channels are fraught with stories of real estate markets, unstable versus stable, growth versus decline, and the time to buy versus not. With all of the contradictory stories and disinformation, what should anyone think or believe?

When considering purchasing a home, many factors come into play including, interest rates, price and seller incentives. First and foremost though, we need to transform our collective thinking away from the tenet that a home is an ATM. Certainly, a home can be a great long-term investment, but the key is that it should be considered first a "home" and second, an investment. The Seattle -- Puget Sound's fundamentals are exceptional in today's overall challenged economy, but simple changes to the fundamentals, like interest rates alone, can result in missing a great buying opportunity.
