Sales ticked up slightly while new listings pulled back, keeping inventory elevated. Depending on how you measure it, the market is sitting in neutral territory but leaning toward buyers. I break it all down in this week’s video.

• Average sale price: $688,568
• Sale-to-list ratio: 95.5%
• Inventory: 934 units

• 55% sales-to-new-listings ratio
Neutral overall, but on the edge of a buyer’s market.

📈 Trends to Watch
• Inventory at the third highest level in a decade
• New listings running almost 10% above the 10-year average
• Sales still tracking nearly 18% below the 10-year average
• Cheaper property types are seeing stronger activity

⏱️ Days on Market
• Average: 60 days in August
• Apartments and manufactured homes are taking longer to sell
• Detached and duplexes showing mixed results
