December was slower, which is normal for this time of year. The numbers show a seasonal slowdown, not a sudden shift in the market. Homes are still selling, but buyers are taking more time, inventory is building, and pricing accuracy matters more than it did earlier in the fall.

Lake Stevens is not one market right now. Each price range is behaving differently, which is why citywide averages don’t tell the full story. Some segments are still moving efficiently, while others are clearly slower and giving buyers more room to negotiate.

The most active price range in December was $600K–$749K. Homes in this range went under contract in under two weeks and sellers achieved 100% of their original list price. Even in a quieter month, buyer demand here stayed consistent.

At higher price points, activity slowed more noticeably. Buyers are more selective, days on market are longer, and homes that are not positioned well are sitting. Inventory is not the issue in every range. Value is.

New construction continues to compete with resale in Lake Stevens, but it’s not replacing it. Buyers are still choosing established neighborhoods, lots, and locations when the value makes sense. People are comparing options more carefully instead of rushing decisions.
