My goofy voice aside... lol. A great question at an open house, with all the talk of agency and relationships this likely on the minds of many buyers. So lets take a minute to talk through it.

The quick breakdown:
1) Compensation has been, and will always be negotiable between a broker, agent & consumer.
2) The marketing of Seller offered (if any, as it is optional) buyer broker compensation is NOT allowed on the multiple listing services part of the national association of realtors. The listing agent my advertise it on signage & websites away from and not linked directly to any mls. This likely was done to encourage direct conversation between cooperating agents & from agents to their clients.
3) The compensation must be in writing. A buyer must have a representation agreement confirming compensation owed to the buyers agent signed, in writing before viewing a property.

In Georgia and many other states, we have been using Buyer Brokerage Engagements, which clarify the fee for representation, amounts, etc for many years. Since the late '90s. So for us, we were already having them signed before going to view properties. Now, it is a requirement.

We always suggest interviewing at least two agents before signing an agreement. Be sure to ask questions and dont be shy! Remember, this agent will be presenting YOU while make offer(s) to purchase a home. This on YOUR behalf and in YOUR best interest. Assisting in negotiations while helping you successfully get to the closing table.

While its absolutely true that compensation has ALWAYS been negotiable, the general public view may not have understood that. Each brokerage and/or agent has the fee they charge, and yes, again it is negotiable. The new guidelines ensure transparency for both buyers and sellers.

In short, have the conversation! View this as hiring a person for a job, because you are!
