In this video, I show you an efficient minimalist version of a max house, missing some "maxed house" features you really don't need.

A max house is a house containing the highest level features that are considered useful to the average player. These include:
An Ornate rejuvenation pool for restoring stats
A Gilded altar for training Prayer
An Occult altar for switching spellbooks
An armour stand for repairing degradable armour
A Lectern to create teletabs
Teleports from the Ornate jewellery box, Portal Nexus, Spiritual Fairy Tree, and several portals.
83 Construction is currently considered to be the lowest Construction level needed for a max house, as it can be used with a crystal saw and spicy stew boost to build an ornate jewelry box. 84 Construction allows to build a crystalline portal nexus with both boosts, and 90 Construction allows to plant a Spiritual Fairy Tree with spicy stew.
In World 330, the official House Party world, many players who don't own a max house use other player's houses for the above amenities.

Getting the most out of your house will take a little planning. Consideration should be given to:
The limit of 34 rooms (including gardens)
Which rooms are useful. You can eventually get rid of the level 1 Parlour and Garden. Other less frequently used rooms can either be removed or moved to the second floor.
How many doors the rooms have and which way they are facing
Rooms with 4 doors such as Gardens have their direction determined by what direction the player faces while being built, but can be rotated using the house viewer mode in the house settings panel.
Which rooms to have close to the entrance (for quick access)
Oubliette should be below a Throne Room
Keeping your house to a tighter width/length and minimising the number of floors will make the player-owned house load faster than a house with more floors and a wider/longer structure.
