Four years ago we started here with nothing, just a piece of land (73.02.22.040) in the mountains. Step by step we built this place ourselves, and the result is a fully insulated wooden house (80 m² including balcony) on nearly 8,000 m² of land, located at 1,257 meters altitude with stunning 360° views over the mountains and forests.

The location is unique: sheltered between the hills, lots of sunshine and almost no strong winds. Around the property you’ll find cows, sheep, birds, butterflies and sometimes foxes – pure untouched nature and peaceful silence. The nearest neighbors are one kilometer away, so privacy is guaranteed.

The house has three bedrooms, a bright living room and a kitchen with hot and cold water, oven, stove, refrigerator and freezer. The large Prity wood stove heats the entire house and can also be used for cooking. A hybrid energy system with 18 solar panels (Victron Energy + 2 batteries) and Energo Pro grid connection allows you to switch manually between solar power and grid electricity.

Fresh mountain water comes from a deep spring via a pump and is filtered into a frost-protected 2,000-liter underground tank with hydro pump for strong water pressure. A 60-liter boiler provides hot water and the house has a private septic system. Thanks to a special WiFi router with SIM card, there is fast and stable internet, perfect for remote work.

The town of Tianeti is just a 20-minute drive away and offers supermarkets, restaurants, hardware stores and a hospital. Tbilisi can be reached in 1 hour and 40 minutes. The famous ski resort Gudauri, the landmark Kazbegi and the wine region Kakheti are all nearby.

After four wonderful years in the Georgian mountains we are returning to the Netherlands with our family. Our children want to go to school in the Netherlands and be closer to family again. We hope the new owners will enjoy the same peace, freedom and nature that we found here.
