Closing prices for January were for homes entering into contracts in December.

Closings in February were for homes entering into contracts in January and so forth.

The Seller's market in January was due to the drop in the interest rates and more buyers entering the market.

The rate increases again shifted towards a buyer's market in February and further in March.

Sellers interested in selling are advised to take care of any needed maintenance and upgrades prior to listing, and offer buyers closing costs assistance to buy down the interest rate in order for home buyers
to afford the home at the list price.
