This video is for mortgage brokers, LOs, and branch managers.
I cover the 7 most important details to set your campaign up for success. Whether you run ads yourself, or someone else runs them for you, this video will educate you on how to set campaigns up correctly.
We will be using the Lead Generation campaign objective in Facebook. Facebook has 11 different campaign objectives, each one aligned to a different business goal, e.g. Brand Awareness, Reach, Traffic, and in our case here, Lead Generation. Within the Lead Generation campaign objective, we are using a special ad type to capture leads - Facebook's Lead Ad.
Here are the 7 most important elements is setting up effective lead generation ads in Facebook:
1. Which customers do you want to target?
Do you want to reach millennial first-time homebuyers, cash-out re-fi, first responders, teachers? This decision is important as it sets up two things: the creative for your ads (imagery + ad copy), and the psychographic targeting (Interests, Behaviors, and Demographics).
2. What is your geographic targeting?
Where do you want your ads to show geographically?
3. Choose your psychographic targeting (Interests, Behaviors, Demographics)
If you're targeting millennial first-time homebuyers, for example, your targeting will be very different than a VA loan, or a cash-out re-fi customer. Here's a partial list of Interests for a first-time millennial home buyer - these are actual interests within the Facebook ad interface:
-Mortgage calculators
-First-time Buyer
-House Hunting
-Starter Home
-Mortgage loans
-Zillow
-Trulia
-Credit Karma
And then to further refine to the customer persona:
-First-time Buyer
-Rent-to-Own
-Renter's Insurance
-Lease
-Rent.com
4. Retargeting
To squeeze as much value as possible out of our ad spend, you can set up Retargeting for those people that interacted with your ad but did not submit their information to you.
5. Facebook Ad Budgets - How much?
More budget equals more leads. Without ad spend, you will have no reach or any ability to get your mortgage services in front of your potential customers. The minimum you can likely start with is perhaps $300/month in ad spend if you are running a lead generation campaign...and that's a bare minimum.
6. Landing Pages
While not absolutely necessary, landing pages will help you squeeze more value out of your ad spend. With Lead Ads, once submits their information to Facebook, you have essentially captured the lead. However, at the end of the Lead Form within the Lead Ad, you can add a link to a customer-focused landing page that would include all the key elements for conversion - click-to-call phone number, perhaps a link to your online calendar, customer testimonials, trust marks, etc.
