I wasn't able to record the vide where I collected the bunny toy, so let me recap it in text-form here: you can find the bunny after you defeat the soldier that protects the trigger for the dynamite. He's also the one that drops the shotgun. in the same room, you can move some debris from a corner and find your way outside, the bunny will be there, together with a dogtag to collect.

Then it's just a matter of throwing the bunny at the Stalker/monster's feet and he will inspect it and run off with it to his nest.

His nest is in Maintenance, in the church at the very end. If you did the previous step in Maintenance, you'll have to exit the region and re-enter to load the bunny unto the altar.
