NH-8 which has been renamed as NH48 is the one the most busy highways in India, it connects Delhi to Gurgaon. Due to large influx of corporates Gurgaon has turned into a job hub due which NH-48 faces huge amount of traffic So the government decided to make a bypass road to reduce the traffic load which was named Dwarka Expressway.
Dwarka Expressway is approx 29.1 kms long highway which will provide respite to commuters traveling on NH-48. It has 5 phases or packages , out of which package 1, 2 & 5 are in Delhi and Package 3 & 4 are in Gurgaon.

Package 3 & 4 which in Gurgaon is usually referred to as the real Dwarka Expressway from real estate point of view, because all the major real estate developments are planned around this portion only. It starts from Delhi Gurgaon border and converges into NH-48 near Kherki Dhaula. From Sector 77 to Sector 115, sector 36, 37, and some portions of sector 9,10 and 4 forms the primary catchment of Dwarka Expressway. Wherein Sector 110 to 115 t are towards the delhi border end and sector 77 to 84 are towards NH-8 or Kherki Dhaula or Manesar End.

New Gurgaon has double connectivity one by NH-48 and other by Dwarka Expressway , Nh-48 is ready, dwarka expressway is partially motorable and will most probably be ready in 1.5 years, once ready it will take you 20-25 minutes to reach the delhi gurgaon border and 30-35 minutes to reach airport from New Gurgaon. Currently it takes around 45 minutes to reach IGI Airport via NH-48 from here. Central Gurgaon areas like MG road , Cybercity and Udyog Vihar about are 25-30 minutes drive.

Social Infrastructure - In terms of schools, hospitals, markets, daily needs shops, pet clinics , entertainment options are readily available.
Price range
Residential price range is between INR 5000 - 8000 per sq ft. You can get
2BHK between 55 lacs - 1 cr, 3BHK’s 85- lacs se 1.5 cr, 4BHK’s 1.30 cr - 2 cr .

Dwarka Expressway -

For a better understanding lets divide dwarka expressway into 3 portions one towards Manesar which is New Gurgaon, one towards delhi and the other in the middle.

Mid Dwarka Expressway

Mid Dwarka expressway mainly consists of the area starting from Pataudi road and its stretches till sector 103-104 and sector 37C & D.
Connectivity - Mid Dwarka Expressway enjoys close proximity to both Dwarka Expressway and Main Gurgaon , specifically sector 37C and D are very well connected .
It is also connected to both Dwarka Expressway and NH-48. To reach downtown areas like mg road cybercity, it will take you 20-25 minutes from here , currently it takes around 40-50 minutes to reach IGI airport via NH-48, depending upon sector location. But once Dwarka expressway and other sector roads will be in place, this area will have great connectivity , it will take you 10-15 minutes to touch delhi gurgaon border.

Social Infrastructure - Schools, hospitals , daily needs markets are all closeby.

Residential price range is between INR 5500 - 8500 per sq ft
2BHK ranges between 65 lacs - 1.1 cr, 3BHK’s 95 - lacs to 1.6 crore, 4BHK’s 1.50 crore - 2.5 crore

Dwarka Expressway near Delhi Border
The area between sector 105 to 115 is the zone which is closest to Delhi border and is most expensive stretch on the highway. currently this stretch is built in patches but once completed it is touted to be one of the most premium catchments/locality of Delhi NCR. Once completed Delhi border will be 10-12 min drive and IGI airport will be 20-25 minutes drive in practical life situation.
In the current situation it takes around 25-35 minutes to reach cybercity mg road etc. And 45-55 minutes to IGI airport but once Dwarka Expressway is ready with sector roads in place this time will reduce significantly.

Social infrastructure - currently the social infrastructure here is work in progress. It will take another 1-1.5 years for the social infrastructure to properly develop here. For schools , hospitals, malls or bigger markets you would have to initially rely on Old Gurgaon , palam vihar or central Gurgaon. But your daily needs can be catered by nearby local markets.
