So you want to know the difference between living in Nutley and living in Montclair? Stay tuned, and I'll tell you.

Hey guys, it's Matt De Fede with Realty Executives, and this is Living in Nutley. And what we're going to do today is compare living in Nutley and compare living in Montclair, New Jersey. The town is literally two minutes away from Nutley. It's a bigger town. Nutley's a smaller town. But Nutley, let's start with our park system. Nutley has a great park system, and the park system literally stretches from one side of the town to the other. And you could walk it and go back and forth. Again, Nutley's only three square miles, but Nutley has a fantastic park system. And I think I prefer it over Montclair. Montclair has parks as well, bigger parks. Montclair is a bigger town, but in my opinion, Nutley has the better park system.

Okay. Number two, Nutley has a small town mom and pop feel. Nutley is a little haven unto itself, and it has more of a, let's say a little town feel to it. Even though it's only 13 miles outside of New York City, Nutley still has a small town feel. Montclair, on the other hand, has more of a New York City vibe to it. Montclair has a little more... it's a little more eclectic, a little more.... They have more restaurants, different types of restaurants, different types of bars, different types of eateries. It's a little more eclectic, and it's a little bit more of a mix over in Montclair. Again, they call Montclair Little New York City. All right. And that's the difference there.

Nutley has great schools. We have a bunch of grammar schools, Yantacaw, Radcliffe, Lincoln, Washington, Spring Garden. And we have one middle school, and we have one high school. All right. Montclair, they have decent schools as well. I tend to think that the Nutley school system is a little better than the Montclair school system, but Montclair also has private schools, and Montclair also has a college. They have a university there. So again, they're a bigger town, and they have a university in Montclair. And two well-educated towns. Montclair just has a little more space, honestly.

All right, let's see. Nutley's taxes are a little lower than Montclair's. Montclair taxes are a little higher, but Nutley home prices are lower than what Montclair is. Montclair has multimillion dollar homes. Nutley doesn't have multimillion dollar homes. Our luxury area starts around 700,000. So we have higher priced homes in Montclair also. Montclair also has more celebrities than Nutley does. A lot of people in the broadcast industry in New York City tend to live in Montclair. Buzz Aldrin, the astronaut, lived in Montclair. Yogi Berra, the baseball player, lived in Montclair. So they have a lot more famous people in Montclair than Nutley has. All right.

Nutley, the one thing that Nutley doesn't have is an art scene. Nutley does not have a big art community. Montclair does have a big art community. Montclair has the Montclair Museum, so they're pro art. So that's the one thing I like about Montclair besides the bigger homes and the bigger luxury properties they have there. But Montclair also has a very robust art scene. Nutley does not have an art scene. So if you're into the arts, most of the times, people from Nutley go into Montclair. They go to the Wellmont Theater. They go to see shows. And Montclair has a very robust art scene. All right.

One thing Nutley does not have is a train into New York. City. Nutley does not have a train to New York City. Montclair does have a train to New York City. That's why a lot more people that come from New York, they kind of hit Montclair first, and then they kind of discover Nutley. And if they want the more of the hometown feel, they will usually gravitate towards Nutley for that. Montclair has a, like I said, a big art scene, big restaurant scene. Montclair is a great town. Nutley's a great town. If I had my preference, I would always take Nutley over Montclair. But Montclair is one of those towns that's very special as well. All right.

So those are some of the differences between Nutley and Montclair. The biggest one for New York City people is there's a direct train from Montclair, but a lot of people that live in Nutley just go up and take the train from Montclair, or they take the Jitney, or they take New Jersey Transit, which is over in Clifton
