One question that I get asked by people who are thinking about selling their home is, “what is the process like, what should I expect?” If you’re thinking of selling your Salt Lake City home you probably want to know too! Hi, I’m Judy with The Latitude Group brokered by EXP Realty.
First, we need to get your home ready for sale. That means we’re not going to just slap the home on the MLS prior to having it in show ready condition. Absolutely not! Here’s what we’re going to do prior to letting buyers go into your home. After we meet, you understand why I’m different than other agents and you decide to work with me. We will enter a listing agreement together, then we’ll get to work!
I will hire a professional stager to come over and make your house look dead sexy! So, you get the maximum return on your investment. Don’t worry, I’m paying for this service. That’s right, I’m paying for it! Because it’s essential. Research shows the importance of staging in relation to how fast and how much your house will sell for.
The stager may recommend some additional updates like lighting or paint. We can discuss the options available to you to cover these expenses and pay after closing. I also can help you with those little fixes that you’ve been meaning to get to, but just haven’t.
Once your home is in show ready condition, we will schedule professional photography and videography to capitalize on all the unique features of your home to show buyers all the desirable features and lifestyle your home has to offer!
After the photos and videos are taken, I’ll get to work on the traditional and digital marketing so we can expose your home to the masses. This is one of the most important parts of getting you the most amount of money on the sale of home.
I don’t just put up a sign in your yard and put your home on the MLS, it’s much more detailed than that. I have a very strategic, comprehensive, digital marketing strategy that no one else is doing! This involves running highly targeted ad campaigns across multiple social media platforms. We’ll talk about this when we meet. Please know, by just posting your home on a Facebook Page or on a Business Page, only about 3% of people are seeing it. I am properly marketing your home across multiple social media platforms to a strategically curated audience.
Another thing we can discuss is, whether you should have any inspections done prior to going on the market. We’ll also go over all the disclosures that you will be required to complete.
Once your home is listed, showings start! agents will schedule times to take their clients through your home so they can see it. The buyer’s agent will accompany them, we’ll talk about what to expect when showing, so you know exactly what to do so buyers have the best experience viewing your home!
