Happy Monday from Steve Calley with Your Castle Real Estate! This Colorado weather has been cool and rainy but the market trends are hot!

Thanks for tuning in for the summary of the Denver Metro Real Estate Market for the end of April 2023 (reports issued following month, May).

Active Listings (active homes available for sale) are up 44% from this time last year, April 2022, and slightly up from last month (March 2023). Single family homes are up 33% and Townhomes/Condos are up 80%! These numbers are still historically LOW. At only 4,600 active listings, it is significantly lower than the historical average of listings at this time of year which is 14,300 homes.

Pending Contracts (homes under contract to be purchased) are down 18% from April 2022. This is consistent with the national trends as well as consistent with the past few months in the Denver Metro Area. Homes are still selling fast.

The Average Sales Price is up 3% since last month yet has declined 6% compared to April 2022. This is consistent with the trends over the past few months in Denver.
