Option Money and Purpose
Forfeit or Keeping the Money

Buyers buying a home the option money
gives them the right for due diligence period, usually 5-10 days,
to inspect
the home with a hired professional home inspector.

Sellers: Know that the option period can be terminated
for ANY reason by the buyer and you keep the option money.

Option due diligence and negotiating for repairs. Once
the inspection(s) are completed and the state of the home is
viewed, the buyer can negotiate for repairs. Seller negotiates
in return. When all parties agree then the transaction moves to a
Pending status the option money stays with the transaction and
goes to the buyer at closing.
