Hello and welcome to Onsite with Matt Cheney.

This is our inaugural episode of Onsite with Matt Cheney and where would there be a more appropriate venue to start the episodes of Onsite with Matt Cheney than here at Foxhall Ridge where I was the onsite sales agent for the builder of this project that launched me to becoming a realtor.

A little bit about the neighborhood. It is a small enclave of 32 townhomes here in the Palisades neighborhood of DC and located just across Glover Archbold Park from Georgetown University. The homes were built between 2012 and 2014 and sold for an average price of $1,386,000. Most of the homes have 2 car garages and many have roof top terraces. There are three types of which the largest homes also have elevators.

Over the past four years eleven of the homes have traded with an average of 32 days on market and for an average sales price of $1,439,000. Interestingly most of the homes that have traded recently are the smaller and medium sized homes with exception to 1407 Ridgeview which sold for $2,018,000 and had been the home of very well-known Georgetown alum.

There are four homes for sale in the neighborhood right now. We have 4452 MacArthur on the market for $1.3M, 4526 Westhall on the market for $1.949, 4522 Westhall on the market for $2.995 and my very own listing 1403 Ridgeview on the market for $1.929.
