In this video, I discuss three things that I would avoid when buying a house:

1. Purchasing the Largest and Most Expensive Home in the Neighborhood:

Reason: The most expensive home often has limited room for appreciation compared to the rest of the neighborhood. Its value is somewhat capped by the surrounding, less expensive homes, which can limit its future resale potential.

2. Buying a Home in a Community with an HOA or CC&Rs:

Reason: Homeowners' Associations (HOAs) and Covenants, Conditions, and Restrictions (CC&Rs) can impose strict rules and regulations that might limit your freedom as a homeowner. These can include restrictions on exterior home modifications, parking rules, and more, which may not align with your lifestyle or preferences.

3. Choosing a Neighborhood with Many Roaming Animals, Especially Cats:

Reason: Roaming animals can cause various issues, such as property damage, noise, and hygiene problems. Cats, in particular, can be problematic due to potential property damage and littering in gardens and yards.
