Repairing holes and plastering gib (gib rock, Gibraltar board, plasterboard) is easy if you look at videos on YouTube... exactly like ballet looks easy, if you are a ballerina. Don't be fooled by how easy it looks online, real life fixing of holes takes practice, and most people who are not plasterers do it very badly.

If your tenant accidentally knocks a hole in a wall and wants to fix it themselves, make sure they know what they are doing by asking them about their experience, process, materials, and tools before they start. If they do not know what they are doing it will cost more to remedy the issue after an attempted repair than if they left it as it was.

Remember most tenants haven't owned their own home before, haven't renovated a home, and unless they are particularly accident prone, haven't had a lot of experience patching holes.

In my property management and property investment career I've seen all sorts of tenant 'repairs' to walls, from an old sock used to plug the hole, a thin piece of paper used to disguise the hole, scrunched up paper used to fill in the wall cavity (an oldie but not a goodie), plaster slapped on so thick it oozed back out and down the wall, a poster or picture used to cover over the hole, patches that stand proud of the wall or are sunken in too far, and ones like this job here, where the plaster was put on so thickly over the wall it stood about 15mm proud of the wall line, and had to be scraped back considerably before proceeding to finish the repair.

While it would be nice to think that properties thermal performance and water efficiency, proximity to schools, shops, transport and workplaces would be the primary driver of desirability, we are superficial creatures at heart and the aesthetic appearance of properties is a prime driver of appeal for prospective tenants, so the finish of your walls matters.
