We bought this house flip for $355k, spent about $50,000 on the repairs, and will have another $30,000 in other costs. We have it listed for $535,000 and we have it under contract, but the buyers must sell their house first in order to buy this one.

How does that work? Many buyers need to sell the house they currently own in order to purchase another property. This is often called a contingent sale. These deals can be tricky because if the sale of their house goes South it can mess up the entire deal. We decided to take this offer because we did not have a lot of showing and the market has slowed down in the higher price ranges.

The house has been under contract for a few weeks and the buyers have not gotten their house under contract to sell yet. We are hoping that they will get it under contract soon and then we can proceed with the sale of this house!

You can also see that the crown molding is finally in and the yard does not look to bad considering we did not add any sod or seed. it is also important to check the houses even if they are under contract to make sure they are clean and no one is living there.
