A dilapidated and rusting oil steam boiler is leaking and wasting energy through years of sewage gas exposure in the basement of this commercial apartment building. It’s flue pipe that carry the exhaust containing combustion particles of fuel oil consisting of poisonous carbon monoxide from the oil boiler to the chimney was also rusted; it did not even have a barometric damper and someone made it go through combustible material made out of wood, further endangering the occupants of this building. We made temporary repairs during the winter just long enough to keep this oil boiler alive so that it can be replaced during warmer weather.
When the time came for a replacement of this boiler, we informed the owner of this commercial building that the best way to approach this was to convert to gas. This way an oil to gas conversion would also alleviate a lot of his problems such as water in his oil tank too. We once had to replace his new fuel oil pump shortly after it was installed because water from the oil tank had damaged and had rusted it. Switching from oil to gas would also take care of the chimney and flue pipe problem. The chimney structure was starting to deteriorate at the top due to lack of chimney rain cap installed. Furthermore replacing the oil boiler with natural gas would not only pay for itself but also increase the profitability of this commercial property, thus enhancing its value. The insurance costs for this property will also be lower once the liability from the oil tank is removed.
The Chimney liner size requirement is determined by us. We calculate the chimney liner size required for the new gas boiler as well as the additional Btu of the gas hot water heater. The gas boiler Btu size also has to fall within the size specification of the existing chimney. For example: trying to install a 12 inch stainless steel chimney liner into a 12 inch square opening would be extremely difficult if not nearly impossible without damaging the new chimney liner. This is why it is best to leave oil to gas conversions of steam or hot water boilers to someone like us for the proper calculation from input to exhaust of the boiler and chimney size. We have installed many exhaust in the past where a chimney or a liner was not required but rather through PVC.
