Translation: "Today I've got my friend Josh Cadillac joined the show real quick synopsis bio for Josh, he's a real estate coach, national speaker and author. He trains real estate professionals on how to close for life by building lasting success through extensive knowledge, his unique methods, combined the education, real estate professionals need to survive in this industry with the tools to convert that knowledge into rapport credibility and trust, we all know those three things, everyone needs to be a good good agent. So amazing, Josh also has a lot of experience on the investment side. He's an investment fund manager, so not only is he an amazing coach, speaker, top producing real estate agent, he also invests and has a lot of an extensive amount of knowledge in investment real estate. So Josh, how you doing? Thanks for coming and hanging out with you buddy, this is the high point of my week, it's all downhill from here man, so yeah, I'm good man, thanks for having me on and uh give me a chance to come chat with your people, so how's it going with you? It's going fantastic. Yeah, this is uh it's gonna be a fun conversation, I'm excited to hear more about your story and you know all the knowledge and tools that you have so uh kick out the show. I know I probably missed a lot of key things in that quick bio. So would you mind telling the audience more about you know who you are? I'm a guy that that teaches real estate stuff, not because in any way wanted to grow up to be a teacher when I was a kid or anything like that, it's just when I started in real estate, I felt genuinely unprepared to handle the size and scale of the transaction that I was being asked to manage for other people. I mean like I'm an investor, so like losing my own money hurts my feelings, but losing somebody else's money really bothers me. You know, the idea that I could make a mistake that could cost somebody, you know, I can make back if it's on me, but if it's somebody else's money man, that's just, that's a lot. And I watch these agents come in fat, dumb and happy and just from deal to deal, not knowing what the hell they were doing and I'm like, it can't be like this. So for me, I chased all the education I could on the way in, but I had the benefit of having a had a father who was in business his entire life and was a very successful businessman and two, I had been in business most of my life before I came into real estate. So I kind of knew some rules of like how you had to do business and none of it is stuff that's really taught in mainstream real estate. So after taking all of the best classes and that was the brand name stuff you're supposed to do to really be, you know, all there, I realized this huge gap of like what you should know and what they actually teach you. And so I said, let me, let me try to bridge that gap. Let me give you the stuff that nobody is telling you that that's going to help you. Mean one example is I ask all the time when I go to classes, I'm typically teaching residential agents. I see how many of you residential agents that are working with investors. Every hand goes up because that guy that wants to buy that one condo unit as an investment property is an investor. The guy that wants to buy a duplex, they're not going to a commercial agent for that. The commercial training, at least there's, there's an investment component. They have an idea what the hell they're selling, but on the residential side, that's a mystery. That's a far off land shrouded in fog, that nobody understands how this is done. And so I brought the commercial understanding of how to look"
