Location for NNN property is more important than any other factor. Your tenant should be very successful and profitable when their business is in a prime location. If national single tenants such as Walgreens, CVS, Wal-Mart, Target, Home Depot, Lowe’s, Chase Bank, Wells Fargo, Burger King, McDonald’s, Dollar General and O’Reilly Auto Parts congregate on the same retail corridor, the area demographics and traffic counts will likely more than support each of these businesses.

In addition, each net lease single tenant will benefit from retail synergy. For example, when one member of the family is shopping at Home Depot, other family members can easily pick up lunch. When a property in a quality location comes available, another triple net (net net net) tenant looking to enter this marketplace will often fight to secure the available property.

Strength of tenant must be understood when considering the purchase of NNN investment property.
