Capitalization rates, or cap rates, are one of the most important tools for evaluating investment properties. They allow buyers to compare opportunities on euqal footing and understand their expected returns. However, many investors still struggle with how to calculate them or use them effectively. Today, we’re explaining the math.

First, calculate your gross rent. Then subtract vacancy and operating expenses to get your net operating income, or NOI. Divide the NOI by the purchase price, and you’re left with your cap rate.
