In Germany, a leasehold property, known as "Erbbaurecht" in German, is a type of real estate arrangement where an individual or entity (the leaseholder or "Erbbauberechtigter") is granted the right to use and develop land owned by another party (the landowner or "Grundstückseigentümer") for a specified period of time, typically up to 99 years.

Here are some key points about leasehold properties in Germany:

Ownership of Land: The land itself remains the property of the landowner. The leaseholder, however, is granted certain rights over the land, which typically include the right to build structures, use the land for specific purposes, and potentially even transfer or sell the leasehold rights to another party.

Lease Duration: Leasehold agreements in Germany often have long durations, often up to 99 years, though shorter periods are also possible. The leaseholder pays a periodic fee, usually an annual ground rent (Erbpachtzins), to the landowner.
