In this video, we went through Cactus' underwriting tool - Super neat, here are my key takeaways:
1) You can upload Offering Memorandums, or listings from Realtor or Loopnet, pitch decks, appraisals etc. and it will understand it, summarize it and turn that raw data into useful information.

2) Great to create reports for banks/appraisers/investors

3) Cap rate calculated for you on the deal, but they're working on getting actuals/live cap Rates to help analyse deals with knowledge of the local market

4) May be cost-prohibitive unless you're running a bunch of deals. Free trial available to see if it's a good fit for you

I have also been using ChatGPT with specific prompts to help me quickly analyze deals.
