Thanksgiving Week Market Update | Colorado Springs Real Estate

Happy Thanksgiving! Here’s your real estate market update for Colorado Springs and the entire Pikes Peak MLS for the week ending November 25th, 2025.

This week we saw 254 new listings, plus another 56 homes coming back on the market, giving buyers a total of 310 new options. It was a slightly slower week overall, but the market is still moving.

Buyer activity stayed steady with 288 homes going under contract or pending, just a little higher than last week. Inventory also grew by 22 homes, which is great news for buyers looking for more choices.

We wrapped up the week with 243 closed sales, which is up by 19 from the previous week. Price reductions dropped to 388, the lowest number we’ve seen in quite a while. We also had 134 homes withdrawn, canceled, or expired—also lower than usual.
