Commercial Lease Negotiations: The Trap For The Unwary

Hi, my name is Chris Crowley, and I am a Senior Associate Attorney at Burnham Law. And today, we're here to talk about commercial lease negotiations, what I call the trap for the unwary. If you're a small business owner, you probably are looking at expanding into a retail or a commercial space to expand your business. We're here to help you at Burnham Law. The things that we're most concerned about when folks get involved in a commercial lease transaction is that there may be very hidden pitfalls that are associated with this particular structure. For example, you might very well be responsible for hazardous materials in your building. You might be responsible for what's called "triple net charges", where you have to pay for all of the uses of the property. And a lot of our small business clients are also concerned about whether they have the exclusive right to operate that type of business in the particular location in which they're in.
