As familiar as we are with landed strata projects around Peninsular Malaysia, it's a rather new trend in Kuching. That brings me back to the days when I was developing the first gated and guarded community in Johor Bahru. The excitement of a new trend will somewhat receive lots of questions, even rejections by local buyers due to their unfamiliarity with the product.

But what's different here would be the legislation process. All land matters are state matter and it differs from one another, the difference are way more obvious between East and West Malaysia when they use different land codes. But it's cool to see the movement of real estate trends are pretty similar where security is prioritized.

We also noticed that this project is only part of a big masterplan. There are other players building similar products and it will be exciting to witness and document the response of conventional houses versus new gated and guarded ones.

It's always so exciting to see new projects before everyone else hahaha!!
