Property disputes are so common these days, that there are disputes regarding inheritance, possession, rent, sale of property, etc. The dispute that takes place between an owner and a tenant is the most confusing one. There are times when the tenant is harassed by the owner, then there are cases that have come, where the owner has been a victim. To strike a balance between the two, Indian law has proposed a few of the rules and regulations for both parties.

Whenever a landlord rents out the property to a tenant, a rental agreement or lease agreement is signed between the two, which clearly states the terms and conditions clear to both the parties involved. Now if a tenant has been living in a house or a property for a very long time. He or she cannot really claim ownership of the house. Only under certain circumstances, this happens, or else in general a tenant cannot claim ownership, even if he or she has been living there for 30 years.

Yes, there is a special provision under which the tenant can claim ownership, called adverse possession. Under this, there are fair chances that the possession might go from the landlord to the tenant. Adverse possession of a property has the following criteria, that are to be fulfilled by any tenant if he or she wants to claim for the ownership of the property. The ownership can be transferred from the landlord to the tenant, only if the following criteria are fulfilled by him or her.
