Is it possible to wholesale a condo? The answer is... Yes! Condos are one of our favorite types of properties to wholesale because flippers absolutely love them.

Conventionally a condo isn't necessarily a great investment property due to the homeowners association, rules/regulations, and special assessments.

A special assessment is when the building needs work or repairs (something like a roof for instance) and with no notice, you are required to pay up whatever dollar amount is requested.

Due to the above limitations, they historically are not preferred by the majority of buy & hold investors.

If you're going to wholesale a condo it's important to keep in mind that you're likely going to have to wholesale the condo to a flipper.

My other favorite exit strategy with condos is "wholetaling" which consists of simply listing the property on the market and letting it sell retail.

Looking back we should have probably wholetaled this one but I can't complain about a 9k+ win!
