Finding The Sellers Motivation | Live Call

Pace Morby takes us on a ride along while he reads and responds to emails. He calls wholesaler, Labeuna after she emailed him about a potential creative finance real estate investment property in Orlando, FL. Pace breaks down why most home owners are reluctant to become landlords and uncovering what information wholesalers need to extract from home owners.

As Pace says, wholesale deals have nothing to do with the house and everything to do with the pain points of the seller—their motivation to sell. Foreclosures are a great place for new wholesalers to start because the motivation to sell is already there.

After getting on the phone with Labeuna’s seller, Sharon, Pace learns the property is already priced to sell at a mark up as a fix and flip with an interest only hard money loan. All the potential profit on the deal has already been had as far as any wholesaler is concerned.
