Waterfront Horse Farm on The Little Choptank River

Parsons Creek Farm - At the confluence of Parsons Creek and The Little Choptank River lies this 255-acre tract. The farm has nearly a mile of shoreline and waterfront with Northwest and Southern exposure. The Southern shoreline is improved with a long dock leading to deep water.

The farm has been managed both as an equestrian facility and wildlife farm with a myriad of shallow water ponds and water management infrastructure to provide waterfowl habitat for migrating ducks and geese. In this part of the Atlantic Flyway, wintering habitat in the Chesapeake Bay is specifically limited by available food resources for wintering waterfowl. In managing for high quality waterfowl habitat, this farm provides habitat to meet all the wintering waterfowl habitat requirements for food resources, loafing, and roosting at night.

Both whitetail and sika utilize the wooded and marsh habitats of this farm as well as wild turkey. The property is currently not enrolled in any annual farm bill programs which might limit the practice of winter agricultural flooding for waterfowl. The farm is encumbered by a conservation easement to protect the farm from development.

The property is well-appointed by improvements that include an 8,000+ square foot main house, 1,500+ square foot guest house, 6-stall horse barn with finished second level including care-takers apartment, entertainment room with full-sized bar, kitchen, 5-bunk bed rooms, and 2.5 bathrooms, boat house, goose pits, and long private driveway.
