Hutchinson Island, like the rest of the United States, faced unprecedented economic uncertainty due to the Covid 19 pandemic that has defined this year. This report is intended to analyze how the local residential real estate market has fared during 2020 compared to 2019.
Across the board of all data points, 2020 showed growth from 2019.
While other industries have been severely damaged from the pandemic, local data indicates consumers are “nesting” and because of travel restrictions, are thinking of their homelife more than ever. This renewed focus on housing has offset much of the economic uncertainty this year.
North Hutchinson Island
The singly family home showed no growth in total closings, but growth in all other data categories. The condo market is where growth occurred going from 157 closings in 2019, up to 206 in 2020, that is a 31% leap ahead. Total volume grew by 58%.
South Hutchinson Island.
This where we saw the most growth. Closings went from 27 up to 42, and total volume from $13 million to 21 million. Much of this was riverfront homes along Thumb Point.
The condo market mostly consists of Harbour Isle, Colonnades, Mariner Bay, and a few other smaller complexes. This showed growth in transactions from 195 in 2019 up to 234 in 2020.
A Year In Summary:
At some point mid-summer, a threshold was reached where most consumers felt safe enough to have strangers in their homes for showings, and safe enough to view homes while taking the precautions with face masks, hand washing, social distancing etc. Once that was achieved, the market surged back.
Buyers for the Hutchinson Island area are mostly non-local coming from the northeast or South Florida. They are discovering this area as an affordable way to live on the beach, or near ocean access.
