1. DON’T SET AN UNREALISTIC PRICE- Pricing your home is one of the most important, decisions you’ll make when listing your home. If you aren’t realistic about how your house compares to the comps in your area, you could price yourself out of the market. Miss out on buyers for your house and disappoint buyer’s looking in a higher price point. Price drops aren’t a good look.
2. DON’T HIDE MAJOR PROBLEMS- Disclose issues on the seller’s disclosure. A good home inspector will point out issues with your home anyway. Not being forthcoming about known issues will slow the whole process down and put doubt in the buyer’s mind. They will think, “if they were trying to hide this, what else aren’t they telling us???”
3. DON’T LET YOUR AGENT TAKE LISTING PHOTOS ON THEIR IPHONE- Make sure a professional photographer takes the photos for your house. Almost 100% of buyer’s will start their home search online or on their phone. You will want to make the best first impression with professional photos.
4. DON’T OVERLOOK MINOR REPAIRS If you’ve lived in your home a long time (or even if you haven’t), you may have learned to live with a leaky faucet, running toilet or a little drywall damage, but it may turn buyers off. It’s a lot cheaper to fix them yourself upfront rather than to have negotiate on the price or through the repair request process.
5. DON’T OVERLOOK COSMETIC IMPROVEMENTS- It may be hard to see your lived-in home objectively. But potential buyers will be the first to notice worn-out carpeting and scuffed walls. A little bit of paint, a little bit of carpet cleaning/replacing and fresh landscaping is worth the investment.
6. DON’T FORGET TO DEEP CLEAN- A clean house goes a long way. Deep cleaning the kitchen, appliances, tubs, toilets, sinks, baseboards, vents and even down to switch plates and outlets.
