I’ve been reflecting on what it really takes to grow your income and build equity fast enough to qualify for mortgage financing in Nigeria.

For me, the first step was simple:
I went online and checked the top skills that have stayed relevant over the last 5–10 years — and the ones that will still matter in the next decade.
Then I picked one that aligned with who I am.

That’s how I found my way into marketing and sales.
If you look closely, these fields have been stable long before many of us were born… regardless of technology, trends, or economic cycles.
And the truth is, increasing your income almost always comes down to mastering a high-income skill.

The second thing I realized is even more practical: buy land early.
In Nigeria, since I was born, nothing has ever gone down in price land especially. It keeps appreciating.

So owning land reduces the pressure of trying to save everything in cash.
If your pre-qualification says you need ₦400k per month, having a property allows you to comfortably start with maybe ₦200k per month.
Because when the land appreciates and you sell later, the bulk cash + your savings becomes your equity.
