Okay, in generating leads for real estate...the first and foremost method is to call For Rent Signs. Now some of you are confused by this because obviously we’re not looking to rent homes but this has been the quickest way for me to reach landlords who might be willing to sell. Now, what we’re looking for are landlords who are tired of managing properties and they want to retire and there are couple of tale tell signs… In other words, we’re looking for landlords who are in their 50s through 70s.

1.Handwritten Signs
2.Newspaper Ads

I find that these types of leads are perfect for owner financing negotiations and if done right, you found yourself an off-market deal. This is something you can do as part of your driving for dollars strategy.

#2 method for lead generation in real estate investing is to obtain canceled or expired listings for a real estate agent. This does require having access to the MLS which is a software that real estate agents use to list the property for sale. It’s good to have a relationship with a local real estate agent even though your goal is for investment. My advice is to start taking real estate agents out for lunch and get to know them and their business.

As you build a relationship with an agent, you can ask the agent for expired or canceled real estate listings. What you can expect to find are sellers who wanted to sell but couldn’t find the right price or term. This is another great way to break out the conversation for owner financing as often times you can get the terms you want in exchange for what the seller’s price is.

Now, some agents may ask you to sign a brokerage agreement for them to represent you in exchange for this list. What this means is that the agent is asking for a commission when you end up actually buying a property out of the list.

This is neither good nor bad as if it means that you’re building the relationship with the agent for future opportunities, it might be worth paying the commission but at the same time, it is an additional cost that you have to fork over to get the deal done. My advice is to figure out how to create other exchanges of value like referrals or if your plan is to sell the property shortly after you buy it, you’d allow the agent to represent you as the seller for a commission.

Now for #3 in my top lead generation for real estate investing, this is a tip if you’re looking for large multi-family apartment complexes. And I’m going to share my computer screen with you guys to show you exactly how I do it. This is kinda like driving for dollars but behind your laptop
