New Muskoka Bylaws Threaten Future Waterfront Development.

The Township of Muskoka Lakes’ newly adopted Official Plan includes sweeping changes that will drastically impact property owners, architects, realtors, and developers across the region.

What’s changing?

Stricter Lot Creation Policies: New minimum frontage and lot size requirements make it much harder to sever new waterfront lots.

Recreational Carrying Capacity (RCC) Restrictions: These arbitrary new rules will block lot creation on most lakes, regardless of specific site conditions or proper studies.

Why this matters:
These changes remove existing development rights, freeze potential projects, and drive up the cost of owning and building in Muskoka — with no clear justification or transparent analysis provided by the Township.
