Our focus in this module is on appraisal report and our attention is being paid to the 1004 Uniform Residential Appraisal Report or URAR which is used for Single-Family Homes only and is the most commonly used residential appraisal form for real property appraisals and it is used for origination purposes in a mortgage finance transaction.

The fourth section of this module will provide an overview of the Site Section.

This section is an essential part of the appraisal report, and it provides information about the specific site or land on which the subject property is situated.

The Site Section typically includes the following key elements:

1. Site Description: A detailed description of the subject property's site, including its size, shape, topography, and any notable features or characteristics.

2. Site Utilities: Information about the availability and connection of utilities such as water, sewer, electricity, gas, and other relevant services.

3. Zoning: The property's zoning classification, which indicates how the land can be used and any restrictions or limitations that apply to its development.

4. Legal Description: A precise legal description of the site, often taken from the property deed or legal documents.

5. Easements and Encroachments: Any recorded easements or encroachments on the property that could affect its use or value.

6. Flood Zone: If the property is located in a flood zone, the appraiser will indicate this in the Site Section and may provide information on flood insurance requirements.

7. Access: Details about how the property is accessed, including road frontage, driveway condition, and any access issues that may impact the property's value.

8. Land Use Regulations: Information about any specific land use regulations or restrictions that may apply to the site.

The Site Section of the URAR helps provide a comprehensive understanding of the subject property's physical location and characteristics, which are critical factors in the appraisal process. This information allows the appraiser to assess the property's value accurately in relation to its site and its potential uses.
