What is section 8?:

*Section 8* refers to a federal housing assistance program in the United States, formally known as the **Housing Choice Voucher Program**. It is administered by the U.S. Department of Housing and Urban Development (HUD) and aims to help low-income families, the elderly, and people with disabilities afford decent, safe, and sanitary housing in the private market.

Here’s how it works:

1. **Housing Vouchers**: Eligible households receive a housing voucher, which covers a portion of their rent. The amount is based on the household’s income, typically requiring them to pay 30% of their income toward rent. The voucher pays the rest, up to a set limit based on local housing costs.

2. **Tenant Choice**: Unlike public housing, where tenants live in government-owned properties, Section 8 allows participants to choose housing in the private rental market. This provides more flexibility in terms of location and property type, as long as the landlord agrees to participate in the program.

3. **Eligibility**: Eligibility is based on household income, which must typically be below 50% of the area median income (AMI). Local public housing agencies (PHAs) manage the application process and determine eligibility.

4. **Landlord Participation**: Landlords must agree to accept Section 8 vouchers, and their property must meet HUD's housing quality standards. They receive direct payments from the government for the portion of rent not covered by the tenant.

5. **Waitlists**: Due to high demand, many PHAs have long waitlists for Section 8 vouchers, and some stop accepting applications periodically.

The program is a critical safety net for millions of Americans, helping reduce homelessness and ensuring access to affordable housing in both urban and rural areas.
