☢️ What Is a Radon System?
Radon is a colorless, odorless radioactive gas that naturally occurs in soil and rock. It can seep into homes through cracks in the foundation, sump pump pits, and gaps around pipes. Long-term exposure to high radon levels is linked to lung cancer, making it a serious health concern.

🛠️ How a Radon Mitigation System Works
Most systems use Active Soil Depressurization (ASD):
A fan pulls radon gas from beneath the foundation.
PVC piping vents it safely above the roofline.
Foundation cracks are sealed to improve efficiency.
Some homes may also use passive systems or pressurization methods, depending on layout and soil type.

🧪 When Is It Needed?
If radon levels test above 4 picocuries per liter (pCi/L), the EPA recommends installing a system.
Even levels between 2–4 pCi/L may warrant action.
Retesting is recommended every 2 years or after renovations.

💡 Real Estate Tip
If a home already has a radon system, that’s a plus — but make sure it’s functioning properly. Look for:
A visible fan (usually in the attic or exterior)
A manometer (pressure gauge) on the pipe
Sealed foundation cracks
