Telangana RERA orders flat registrations & bans illegal sales in multiple projects

In a major development in Hyderabad real estate, the Telangana RERA Authority (TG RERA) has imposed a penalty of ₹43,71,211 on the Praneeth Ambience project in Puppalaguda for illegal marketing and sales without proper RERA registration.

As per the investigation:

• Sales and advertisements were made for unregistered blocks (B, E, F & G)
• Registration was granted only for specific blocks
• Violation of Section 31 and penalty imposed under Section 59
• Delay in project completion beyond declared December 2024 deadline
• Promoter directed to submit revised construction timeline and financial disclosures

In another key decision, TG RERA ruled that:

• Old dues of previous buyers cannot be imposed on new purchasers
• Builders must remove illegal delay charges
• Sale deeds must be registered under Section 17 after payment
• Strict action under Section 63 if orders are not followed

Major orders were also passed in:

📍 Awas Hyderabad project (Miyapur – Bachupally Road)
📍 Tulasi Lake Front project (Suraram) – Registration & possession within 30 days
📍 Raja Infra Constructions (Saidabad) – Sales banned without RERA registration

TG RERA has also allowed formation of buyer associations and warned of strict penalties for non-compliance.
