Rough calculations

Total cost: $260,000 including light renovations and stamp duty following some negotiations

Rental income of $1,200 per month at 80% occupancy for one year = $11,520

Property management and finder's fees for new tenants +-15% of gross rental income = $1,728
HOA fees / common charges: $225 per month = $2,700
Yearly property tax of $500
Yearly maintenance $700

Net yearly income after deductions = $5,892

Net rental yield = ($5,892 / $260,000)*100 = 2.3%
