What to look for when buying a house #1: HVAC
I don't know about you, but I think having a warm house is pretty important in the winter. So when I am working with first time home buyers I am looking for a house that has a good furnace.

What to look for when buying a house #2: : Sewer
Looking for a house to buy with a good sewer can be a challenge. Much of a home’s sewer system is hidden under the house. But of you know what to look for this won't be as much of a challenge.

What to look for when buying a house #3: Shingles
The shingles on a house keep the show and water out of the rest of your home. They are a critical part of your home. So finding a house with a good roof is very important. But as a first-time buyer this is an easy one to see. When you drive up to the home before even going inside take a look at the shingles.

What to look for when buying a house #4: Windows
Old windows as long as they are functioning correctly don't bother me. But homes with upgraded PVC windows are more energy efficient and will last longer.

What to look for when buying a house #5: Foundation
Foundation is something that I think most people think of when talking about a house with good bones. The structure of the home is very important. You want a house that is straight and level, with basement walls and floors that are not showing signs or structural problems. A visual inspection if you know what to look for will likely give you a good indication of the condition of the foundation.

When you are buying a house, you want one that has a modern electrical system. This includes the electrical panel itself, sometimes called a breaker box. You also need to look for what type of wiring is in the house.
