ONE OF SOUTH AFRICA's BIGGEST MALLS IS DYING...AND HERE'S WHY!

Fourways Mall is one the largest, if not the largest shopping centre in South Africa, with a gross lettable area (GLA) of 178,000 square meters.

The shopping mall consists of over 350 -400 stores, a two-level food court, a massive open-air exhibition arena, an entertainment area including movie theatres, a sizeable outdoor mini golf course and Bounce trampoline also there are various restaurants and 8000 parking bays. But all that seems like its not enough.

Something very strange is happening to this mall, its just struggling, more than 120 of the roughly 450 stores at Fourways Mall are vacant – that’s more than a quarter of outlets. Anyone visiting the centre can see just how much retail space is unoccupied. Entire wings of the centre have simply been unlet since the ‘new’ mall opened in August 2019.

Despite consumer stress and retailer pain, South Africa has not slowed down on the development of new shopping malls and centres – though there has been a notable shift to smaller ‘strip mall’ and lifestyle centre developments.

There is a clear need for third spaces in South Africa, spaces where people can gather and just be, I just don’t know if those spaces have to necessarily be malls.
