Clients always ask our opinion of value and it is different than an appraisal.

Think about this - A seller lists their home for sale and a buyer (or even multiple buyers) offer a price to purchase it. You would think if there is a willing buyer at that price that is the value of the home.

Right?

Then why do so many appraisals come back under value?
Appraisers use data and past sales to find the value and often don't look at current area trends and buyer demand.

I have had great appraisals and really bad appraisals. You never know which one you will get. This is why when you get to this step you understand what your options are and different ways to avoid common problems.
