Hi, I'm Greg Watson from Watson Real Estate in Palmerston North. I just want to talk to you today a little bit about preparation of your home. When you're selling your home, it can be a terrifying idea that somebody's going to come and do something like a 3D tour, professional photos or even the likes of a walkthrough video, and when I talk to people or if I mention that I'm going to come and do these things, they have a brief look of terror across their face, but I just want to let you know about things that you should and shouldn't do, or that you need to do or don't need to do when it comes to preparing your property.

Let's look first at professional photography. Here's an example of professional photography. Now, one thing I often say to people is the importance of decluttering. This is very nice, but for example if there were a few things on the floor around here you'd remove them just so it creates this nice feeling of space. Another is that even professional photos, you can often not tell if the windows are cleaned or not. I normally say to people, "Don't worry about cleaning the windows." And they should absolutely wanted to. Another is dust you cannot see dust in these sorts of photographs, and also you can often not even tell if the floors been vacuumed or not. It just plainly looks good.

Let's have a look at another. So again you can't tell if those windows have been cleaned or not, mirrors have been cleaned or not, I know this may sound strange, but what I'm saying is decluttering is important, so items removed from down here and up here, basket removed from here and so forth.

Let's jump over and have a look at a 3D tour. Now, 3D tours effectively work in a similar way. So again 3D tours are commonly used to show people the size in space of a property, and they are very effective but again you don't need to do finer detail of absolute cleaning. It doesn't matter if there's dust at the top of this or on the floor. However, having the bench tops nice and clean, you possibly could have tidied that stuff there away, but generally just have it uncluttered. So the rubbish bin has been removed, items have been removed off the top there and so forth. Again declutter rather than necessarily go over the top for cleaning because I know sometimes we are busy, and you have no time to do so.

So here is a video. Now, this video here is a little bit dark. I'm going to pop the sound down for a moment, and again you'll notice there's no real fine detail. People are just looking at the the bigger picture so to speak. Yes, it's good to have that decluttered, you could have some flowers on there if you want to, just to add to the appeal. But again you can't tell if there's dust or grit or so forth on the floor.
