I hear it almost daily now about property managers charging outrageous fees and owners becoming so fed up that they want to sell their properties. There are other solutions! If the owner is spending all their time managing the manager, why not Self Manage? It would probably take less time and be less stressful. All they need is someone here they can call when they have needs or questions. I'm now offering that service as a consultant.

In this scenario from the video, I was able to give the owner a true market analysis so he could decide if he should sell the house now or not. We also explored how much rent he should be getting. His tenant is paying $200 below market level. We talked about the city requirements as well. The owner is at risk of being fined heavily because his property manager never had the house city certified.

I really hoped I could prove my point about self-managing with this case, but this particular tenant was too litigious so it was not the right fit. It did get heated between the tenant and me for a while. I was able to find a small property manager who was a perfect fit for this type of tenant. If someone had a tenant who isn't litigious, there's no reason not to self-manage. My own tenants are great and know a good thing when they see it. This guy had serious trust issues or he was looking for a way not to pay rent. He eventually calmed down and thanked me at the end for intervening.

I do not believe there is a one-size-fits-all solution. I'm still developing my consulting business. So far I'm just doing an hourly fee. I love saving the owners money and saving the tenants too. When the owners are suffering with a property manager, the tenants are suffering too. When this particular tenant asked his property manager for repairs, they said no. If he doesn't like it, then just move out, they told him. Yet, they sure charged a lot for repairs they never did or half did.
