Pricing your property is one of the most critical decisions you make in the home selling process.
The first two weeks of marketing your property are critical.
This chart shows that Fair market pricing attracts buyers. 
The properties that are listed at Fair Market Value will attract 30% more buyers than a property listed 10% above Fair Market Value.
You want to attract as many qualified buyers as possible during the first two weeks. Pricing at fair market value will attract more buyers and increase your opportunities for a sale. 
By pricing your property at or within 3% of the Fair Market Value, indicated by comparable sales, you will get a faster sale and the property is far more likely to sell for more and appraise the first time. 
Plus your property will sell at a higher price than if you get a contract only to go through the appraisal process and have it fall out of escrow.
Price it right the first time to sell faster and for more!
There are many strategies in pricing a property. 
We frequently hear, "I want to list it high so I have wiggle room to negotiate with the buyer." 
That wiggle room costs the seller time and money. 
I want to show you how frequently home sellers fall into this trap. 
Over 40% of the closed listings were priced out of the market and required a price reduction to sell.
They obviously had longer marketing times. They probably sold for less money.
We always advise tho sellers to price the property accurately and hold for their price if the buyer feels the need to test the price. Invariably our sellers get the best offers, net more money and close in a shorter time frame while other sellers are still testing the market.
Listing high actually hurts home sellers more than they know.
Overpriced properties languish on the market with little activity and no offers.
