The condo townhome market has leveled off, which is something that I expected because there's a plethora of condos and townhomes right here in Milpitas, and the average price is $1,003,000.

Hello, everybody. I'm Debbie Indihar-Giordano of Master Brokers. Welcome to our mid-February taping of this video show. I like to bring you what's going on right here in the city of Milpitas, particularly what's going on in the real estate market, and invite you in to see some of my open houses, which we'll talk about in a second. But let's look at the average home price. I got the statistics for January 2025 from the Santa Clara County Association of Realtors, and the average price, listen to this, in Milpitas is now up to $1,875,000. I think that's a peak high right now. So if that's a precursor for the year, we should see that number only expand and go a little bit higher due to the fact that there's still high demand for housing and there's low inventory for them to pick from. So it's going to be a great, great 2025 market.

And then the condo townhome market has leveled off, which is something that I expected because there's a plethora of condos and townhomes right here in Milpitas. And the average price is $1,003,000.

So open houses, well, let's roll them out. The first one starts on March 22nd and 23rd, Saturday and Sunday at 1305 Sunrise Way in Milpitas. That's a three bedroom, two bath with the family room in the Pines area, greatly remodeled, and the price point on that is $1,498,888. So we'll be looking at that.

The following weekend is 1908 Grand Teton Drive in Milpitas. That's March 29th and March 30th from 2:00 to 4:00. It's listed at $1,975,000. It's a four bedroom, two bath, ranch-style home in the park town area, Sinnott Elementary School, which is the great number one school. It's a long-time owner of that one that's moving out of the area.

Then following that, right into the first weekend of April, April fifth and sixth, Saturday and Sunday from 2:00 to 4:00. I have 2213 Stratford Drive in Milpitas coming up, and that's a four bedroom, three bath, 2,700 square foot in the Scott Creek Highlands area. It's a three car garage, a 10,000-plus square foot lot. Beautiful neighborhood, well established, right near the base of the foothills. And so that price point is $2,698,888. And so that'll be available at that time.

Then I've got coming up, and I'll be talking to the sellers in a couple of weeks, 2140 Sepulveda Avenue in Milpitas. Five bedroom, three and a half bath, 2,500 square foot home in the Footland Hills Estates area. It's completely remodeled back in 2020, so it almost looks like a brand new home. This one is really amazing. The price point on that is $2,498,888. Looking to probably put that into probably the third or fourth week of March for that one. So we'll keep you posted on that.

Then I've got that townhome coming up. That's not till May. It's in the downtown San Jose Area for $1,198,888. And then the other one there on Monmouth Drive, which we're talking to the sellers today, and they're getting ready to move out, and we can get that cleared up. It'll be a property that's going to need some remodeling and selling as is. It's a five bedroom, three bath, 1775 square foot ranch home for $1,698,888.
