Supply Shortages
lumber yards shut down in 2020 for Covid
even when reopened, they were at limited capacity
lumber yards anticipated an economic downtown and reduced production
economic downturn meant home builders weren’t building as much, not needing as much lumber

Demand Increases
work from home culture refocused people on home improvement projects starting summer 2020 and building momentum for the next year
mass exodus of ppl from large cities (apartments, condos) to suburbs, new houses needed
low interest rates created an increase in housing demand

Other factors
Canadian pine beetle has already knocked out 15 years of production in recent years
Other prices that contribute to lumber costs have gone up: labor, gas, glue

Lumber Price Adjustments
might seem some pricing lower at the end of 2021
most likely should see prices drop throughout 2022
2023 prices should largely be close to pre-pandemic prices

Housing demand will start to drop, for a variety of reasons

Supply will increase
lumber yards will “catch up” production from 2020 covid shutdowns
lumber supply will gradually increase to meet the current economic demand
Prices will level off and should drop down
