Guys, I'm here in Pacoima on Van Nuys. I love Pacoima actually. I just bought an investment property here. There's a lot of great things going on in Pacoima. It has a bad rep, but everywhere in the The Valley is, honestly, it's pretty expensive now. And it's gentrifying quickly. There's a lotta culture, and a lotta great restaurants here in Pacoima.

Let's go check 'em out. Everything is on Van Nuys Boulevard. The great food like Lenchita's here, which takes cash only and has hand-made tortillas. Mike's Cafe, another fantastic spot over there. On Mural Mile, which is Van Nuys Boulevard, they have Danny Trujillo, Frida Kahlo, Ritchie Valens, and, oh, the other guys. Part of why people think Pacoima is rough is what makes it great, too.

There's a lot of parks, too, like Paxton Park, Roger Jessup Park, and, of course, the Hansen Dam. Plenty of shopping like Lowe's, Costco, Best Buy, that plaza there and, of course, there's even freakin' airport here. Prices are gonna be somewhere in the low 500s, and if not, then prices are gonna be in the low 500. Pacoima's up and coming. I do recommend it actually. It's not as bad as people think it is anymore.
